HOA Violations Enforcement

Another issue that faces an association is the covenant enforcement section of the documents. HOA Violations Enforcement is part of our software that was specifically created for Liberty Community Management and a dedicated violations department. We recognize that each community is different and can customize to each association’s needs. We review the documents, customize the HOA violations enforcement letters and conduct a drive thru on a bi-monthly basis during the growing season. The letters are a progressive process and will escalate if the violation is not corrected. We document all letters and take pictures of all violations that are escalated to document the violation.

Your Property Manager at Liberty Community Management will help to carry out the policies of the Association.  Other policies also involve rules and regulations within the community which might be as simple as notifying the homeowner regarding payment of dues, addressing a particular rule about conduct, parking, animals, etc.  It is the management company’s duty to notify the owner regarding information concerning rules and regulations, on behalf of the Association, and to follow up.

Liberty Community Management works on behalf of our Board of Directors to oversee the operational issues that our association must deal with on a daily basis. One of the most important roles that our management company has is to act as the communication liaison between you, the homeowner, and the Board. If you have any association related questions or have an issue that you would like the Board to address, please take advantage of our management company’s desire to assist you and contact them. It is always more effective if your concerns are communicated in writing and not submitted anonymously. That way there is a written record of your concern and you can be updated on the progress in resolving or addressing it.

  • Fully understand HOA management provisions contained in the association documents as they relate to the management functions
  • Enforce the rules (community rules, swimming pool rules, tennis court rules, clubhouse rules, etc.)
  • Provide a regular and consistent drive-thru in the community and issue notices and violations as needed, maintain a violation database and take necessary action to correct aesthetic or covenant violations including fines

  • Periodic inspection of properties
  • Insure compliance with existing covenants, as well as County laws regarding amenities and proper signage, supplies and water purity for pools throughout the season (if provided by the community) starting and stopping services as appropriate i.e. phones on in summer off in winter
